Increased FHA Loan Limits for 2022 — Here's What You Need to Know

Coming off a historic year of home price appreciation and rising costs— we begin 2022 with a healthy growth of mortgage limits. The kinds of numbers that give hope to your first-time and moderate-income homebuyers.

Thanks to the Housing and Recovery Act of 2008 (following the crisis), the FHFA required the baseline loan limits to be adjusted each year based on the average U.S home price. This allowed newbie homebuyers to keep up with the pace of growing home prices and (more importantly) allowed homeownership opportunities to those who needed it.

As we dive into 2022— let’s look at the numbers.

2022 FHA Loan Limits Rise $65,000 Over Last Year

What a way to start the New Year!

The new baseline loan limit for most single-family homes is now $420,680 according to the FHFA. That’s a $65,000 jump from last year’s FHA loan limit of $356,360!

Much like with conforming mortgages, these limits are dependent on location — shifting for low, medium, and high-cost areas. Loan limits in Alaska & Hawaii are set higher due to higher costs of construction. In those specific areas, the new baselines are $1,456,200 for a one-unit and $1,864,575 for a two-unit.
